Can I upgrade my kitchen while insurance rebuilds it?
If the kitchen has to be rebuilt anyway, many homeowners want to make it better. That is often possible, with the right paperwork.
What insurance pays for
Most policies pay to restore what you had, with materials of like kind and quality. If you had stone counters and custom cabinets, the estimate should reflect that. Anything beyond the original is an upgrade.
How upgrades usually work
You pay the difference between the covered scope and what you want. The cleanest way is two separate documents: the insurance scope your adjuster reviews, and a separate upgrade price you approve and pay. That keeps the claim clean and the adjuster's review simple.
Decide early
The best time to decide on upgrades is before demolition, when the scope and schedule are being set. Changing course halfway through adds time and cost.
Common upgrades during a rebuild
- Moving from laminate to stone counters.
- Custom cabinetry instead of stock.
- Better appliances or a reworked layout.
- Radiant heat under new tile.
